Carolina Sands is an established beach community with beach access for all of its residents. Since its beginning it has been a sought after neighborhood for locals as well as visitors who fall in love with Carolina Beaches relaxed, easygoing lifestyle, and decide to make it their home. The community has easy access to all of the beaches activities and has very low HOA dues. The neighborhood has its own community pool, tennis court, children’s playground, and clubhouse.

Annual Dues: $350 (2026)
Account statements can be emailed from the Owner's self service portal.
Transfer Fee
There is a $25 transfer fee to be paid to CSOA whenever a lot is sold in Carolina Sands. This is collected at closing, and should appear on closing statements. The fee covers costs the CSOA expenses associated with database entry, address changes and keys issued.

Single Family Only
Carolina Sands is a single family only community. Our property restrictions do not allow the subdivision or subletting of any portion of a home.

Short Term Rentals Not Allowed
Rental of homes is allowed with a minimum lease term of 6 months.
